Idlewyld Streets & Lots: Waterfront and Interior Homesites

By Glen Primak, GLEN PRIMAK GROUP · Updated

The nine streets

There is no single published street list for Idlewyld, so we built one from the City of Fort Lauderdale’s GIS: every address point the City assigns to the Idlewyld Improvement Association boundary, as of October 24, 2026. Parcel counts are from the Broward County Property Appraiser (BCPA) for those same tax folios.

Hibiscus Place2515–26165

Some parcels carry more than one address point, so address and parcel counts differ. Hibiscus Place continues west into Riviera Isles (the 2500–2505 addresses belong to that association), and SE 26th Avenue south of Idlewyld belongs to other neighborhoods.

How the neighborhood is laid out

  • Poinciana Drive and Idlewyld Drive run north–south from East Las Olas Boulevard. The shorter courts and places (Acacia, Alamanda, Aurelia, Clematis, Datura and part of Hibiscus) and the SE 26th Avenue blocks fill in the rest of the neighborhood.
  • Waterfront vs. interior: most homes on Idlewyld Drive and the majority on Poinciana Drive are on the water. Everything else in Idlewyld is an interior dry lot. No public source we could cite counts waterfront lots, so confirm frontage, water depth and dockage for each property by survey.
  • BCPA records show a median single-family land area of about 9,000 sq ft, and a median living area of about 3,250 sq ft. Individual lots vary widely. See the market snapshot →

Zoning, flood zone and storm planning

  • Zoning: BCPA lists RS-8 (a City of Fort Lauderdale single-family residential district) for 123 of 124 parcels; the other, the platted road right-of-way, is zoned P (Parks, Recreation and Open Space). Setbacks, height and lot-coverage rules come from the City’s Unified Land Development Regulations. Confirm with the City’s zoning staff for a specific lot.
  • Flood zone: the City’s FEMA flood-zone layer places Idlewyld in zone AE, a Special Flood Hazard Area where flood insurance is required for federally backed mortgages, with base flood elevations of 7 to 8 feet NAVD88. Check the effective FEMA map and an elevation certificate for each house.
  • Hurricane evacuation: the City’s GIS places Idlewyld in evacuation zone B (“typically a Category 3 or higher hurricane”). Broward County issues the actual evacuation orders, so confirm a specific address on the County’s current evacuation-zone map.
  • Seawalls: City rules on seawall height and docks apply to every waterfront lot. See dock and seawall rules →

Undergrounding overhead utilities

The City of Fort Lauderdale’s Undergrounding Overhead Utilities page lists Idlewyld, together with Riviera Isles, as in the design phase for moving FPL, AT&T and Comcast lines underground. Under City Ordinance Sec. 25-129, a project needs two property-owner ballots, each approved by at least 70% of returned ballots, and a City Commission public hearing. Costs are paid by the neighborhood through a special assessment on the property tax bill; the City’s FAQ describes a 30-year repayment period. Ask the City or the association for the current phase, ballot dates and any estimated assessment.

What to check before buying a homesite

  • Frontage and water: waterfront or interior lot; for waterfront lots, Intracoastal or canal, canal width, depth at mean low water, and any bridge between the dock and the ICW.
  • Survey and elevation: the lot’s finished-floor and seawall elevations against FEMA and the City’s tidal barrier rules.
  • Permits: open or expired building, dock and seawall permits on file with the City.
  • Utilities: where the undergrounding project stands and whether an assessment is proposed.

Glen can pull the recorded permits and order surveys as part of a showing. Ask about a specific lot →
